While M.& J.
Houston (hereinafter called the Company) uses its best endeavours to
ensure the accuracy of all information supplied and details of the
property are given in good faith, it cannot accept any responsibility or
be liable for any loss or damage resulting from information given or
statements made.

A deposit of one
third of the total rent is required with the booking form. In the event of
a booking not being accepted, the full deposit will be returned
immediately. If a booking is accepted, the applicant becomes liable for
the balance of the rent for the full period of the letting, which must be
paid not less than four weeks prior to the commencement of the let.
3.
If the tenant
cancels before taking up the letting, having given due notice to the
Company in writing, the Company will do all it can to relet the property
for the period concerned. If it able to do so, then it will refund the
deposit and rent paid less any expenses incurred in the re-letting of the
property. This amount will be at the sole discretion of the Company. Non
payment of the balance of the rent due as in clause 2 will be treated as a
cancellation and the Company will treat the property as available for
reletting.

The receipt of a booking
form by the Company is treated as a definite booking. Should a tenant
cancel, after sending a booking form and deposit, and before the official
confirmation invoice is received, then this is treated as booking and
clause 3 applies.

The number of
people occupying the property may not exceed the number stated on the
booking form without prior consent of the Company.
6.
The tenant agrees
to keep the property and all fitments, furniture, equipment and other
contents in or on the property in the like state of repair and condition
as at the commencement of the letting and will make good any damage,
breakage or loss that may occur during the period of the letting. These
must be reported to the Company before the property is vacated. The person
signing the booking form will be deemed to be in charge of the party and
therefore responsible for any loss or damage as aforesaid.
7.
The rent of the
property includes rates, electricity, fuel duty and insurance of the
property.
8.
Lettings are
normally for a minimum period of one week from 4pm on Saturday to 10am on
the final Saturday.
9.
Subletting and
assignation of the let is prohibited.
10. No pets are
allowed. No smoking in the house.
11.The acceptance of
the property from the Company will be deemed an acceptance of these
conditions.
